As we enter the fall and most people think that peak season is over. That's old-school thinking. In today's world with changing lifestyles people are on the move throughout the year for many reasons. 

If you are thinking of moving up or down or even sideways, NOW IS A GREAT TIME TO SELL AND BUY. Here's why: 

1. Home values are no longer rising and yet they are not falling either. 

2. Fewer Buyers are in the market, which means that it is taking longer to sell a home. Average Days on Market, (DOM), has jumped from 30 to 45 days or longer. 

3. Sellers are more willing to offer concessions or accept your offer with the contingency to sell your current home. In other words, sellers are willing to wait for you to sell your home. 

Best Practices/Advice: If you’re planning to sell make sure your home shows well. Do home inspections and make any necessary repairs. (Usually Health & Safety). Then place your home on the market and begin searching for your next home. This way when you find your ideal home you can make an offer with the contingency to sell your home. If you are already in Escrow your chances of getting it sold are much better and in fact, you might be able to negotiate the price and other items.
